WHAT IS A GARAGE CONDOMINIUM? A custom storage garage that you own located on common property. At
closing you will receive a warranty deed just like any other
property purchase. Resale works the same as any property sale and
you can even hire a realtor. Why pay someone else to store all of
your RV�s, boats, trailers, cars, campers, furniture, seasonal
decorations and water toys. In fact, many businesses purchase
storage garages to keep their inventory and supplies. The best part
(after having plenty of storage space) is: NO MAINTENANCE! The
Condominium Association provides the upkeep and snow removal.
CAN I HAVE A WORKSHOP and/or LOFT? Yes! Inside the building you may divide or finish any way you
choose; however, no exterior changes are permitted. You may also add
heat and air conditioning. WHAT ABOUT UTILITIES? Each garage is metered individually. CAN I OPERATE A BUSINESS FROM MY GARAGE? NO. However, you can store business inventory, materials, supplies,
etc. Our owners wish for quiet enjoyment of their garages and our
Condominium by-laws prohibit operating a commercial business from
this location.
WHO PAYS TAXES? Each garage owner will pay Becker County Real Estate taxes on their
own unit. DO I HAVE 24/7 ACCESS TO MY GARAGE? YES! HOW MUCH ARE CONDOMINIUM ASSOCIATION DUES? Each garage owner will pay a nominal fee (est. $20/mo) to the
Association to cover insurance, grounds maintenance, common
utilities,
snow removal, etc. WHAT DOES THE CONDOMINIUM ASSOCIATION DO? The Association operates as an organization with officers and voting
members according to the state mandated by-laws. Each garage owner
gets 1 vote in any decision members choose to make. CAN MORE THAN ONE PERSON PURCHASE A GARAGE? Yes, as many as you would like, sharing as it suits your needs.
However, voting rights are per unit, not per shared owner. If there
are 3 owners purchasing a unit they must agree and then cast 1 vote.
IS FINANCING AVAILABLE? Most lenders will be able to finance your garage. Big Toy Storage
Condos, LLC works exclusively with the State Bank and Trust in
Detroit Lakes. They are familiar with the project and you can
contact Tracy Peterson (President) at the Detroit Lakes branch at
218-844-3000. They do have multiple locations and you can check them

WHAT ABOUT SECURITY? These are Foltz buildings and are constructed of high quality
commercial grade steel and doors. Each building is very well lit
with dusk to dawn exterior lights. You may install a personal
security system within your building. WHEN WILL THESE UNITS BE AVAILABLE? The first two buildings are now available.
